The Self-Storage Manager is an energetic, outgoing self-starter who has excellent sales, marketing and customer service skills. Renting and cleaning self-storage units as well as actively selling moving and packing supplies.
Learning phone protocol & consistently score above 80% on monthly Mystery Shops
Providing outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries
Maximizing rental income through learned revenue optimization techniques
Controlling operating expenses through judicious spending and sensible utility usage per Market standards
Performing ongoing local area marketing to increase traffic. Tracking marketing leads to optimize future marketing efforts. Organizing marketing events to promote your property
Preparing units for auction as prescribed by law, and approved by management
Effectively communicating with management and fellow team members
Maintaining property appearance and cleanliness including minor maintenance, removing trash, debris, cigarette butts, nails, broken glass, screws etc.
Performing daily lock checks as well as visual inspection
Ideal candidates will have:
Prior self-storage experience, preferred but not required
Customer service, retail sales, marketing, general office and telephone skills a plus
Good organizational skills and basic knowledge of self-storage industry law
Ability to pay close attention to detail
Microsoft Office applications required
Experience doing minor repairs, painting etc.
Willing to relocate to Dallas/Ft Worth area to live on property
Reliable transportation
Physically able to lift 50 pounds and spend extended periods of time outdoors

Administrative Duties
- Leasing and administrative support

- Ensure rental payments are collected and delivered to Property Management Office
- Perform the duties outlined in the operational checklist and submit monthly
General Maintenance Duties
- Complete daily cleaning of the building’s common areas (interior and exterior)
- Check compactor room and replace bins when full
- Complete mechanical checks and readings
- Complete in-suite and common area maintenance, as required
- Assist with completion of annual suite inspections
- Perform move in/move out and other required in suite inspections
- Take necessary safety precautions as required during inclement weather by shoveling, sanding and salting sidewalks and building entrances and post necessary caution signage
- Perform daily review of building security and repair any deficiencies
