We asked some residents who’ve lived here for a long time if they’d jot down what they really appreciated about the best managers over the years.  Here’s a reply from a couple who moved in 20 years ago.  “The best managers have been visibly present in the complex – we'd regularly see them tending to the landscaping, checking the pool, talking to a delivery person, etc. They're always willing to have a conversation and get to know you. When issues come up they're patient, thorough, and smart in troubleshooting, asking questions, etc. They genuinely care about the wellbeing of the tenants and the maintenance of the property.”

 

Our complex is the perfect balance between the quiet and peace of an established residential area while being perfectly located amidst shopping, dining, entertainment and transportation options.  We’re walking distance from shopping areas, public transportation, the Farmers Market and two Caltrain stations. It’s only a short drive to access multiple major highways making it quick and easy to get around.

 

The compensation package is comparable to property management compensation for a much larger complex because this is a position for a special team who can maintain and contribute to the unique and welcoming character of the complex that residents value and appreciate and who also have the experience, skills and dedication to learn the ins-and-outs of managing the property with the goal of minimal oversight from the owners

Duties and responsibilities are summarized below.

 

Community Relations Requirements & Responsibilities
Excellent interpersonal and communication skills requisite for:

  • Maintaining the coming-home ambiance residents value
  • Maintaining good resident relations and responding to residents promptly
  • Maintaining good owner relations and providing monthly updates
  • Establishing good working relations with contractors and service providers
  • Establishing working relations with management of neighboring complexes
  • Enforcing resident and property rules and regulations fairly and equitably

Administration Requirements & Responsibilities

  • Proficient computer skills – Internet, email, Microsoft Office, on-site security system
  • Collect monthly rents
  • Submit monthly rent and maintenance logs
  • Complete rental agreements and other tenant related forms
  • Maintain resident files and documentation
  • Conduct bi-annual apartment inspections
  • Coordinate and schedule service providers for apartment turnovers
  • Maintain inventory of complex supplies and spare fixtures and parts

Rental Unit Management Responsibilities

  • Stage apartments
  • Respond to email and phone responses to ads promptly
  • Schedule potential resident visits
  • Conduct property and apartment tours
  • Screen applicants: credit checks, verify employment & rental history
  • Complete new resident forms and documents
  • Welcome residents to their new home
  • Maintain ongoing knowledge of competition, including in-person tours
  • Compile periodic rent surveys

Maintenance Requirements & Responsibilities

  • 3-5 years experience in general hands-on maintenance and proactive learning attitude
  • Respond to maintenance questions and requests in a timely manner
  • Troubleshoot electrical, plumbing, carpentry, appliance maintenance
    • determine whether maintenance is minor (manager) or major (service provider)
  • Perform minor maintenance, for example:
    • building: replace light bulbs, door locks, caulking, install blinds
    • plumbing: replace garbage disposals, leaking faucets, flush valves
    • electrical: replace light fixtures, switches, plugs, adjust timers
  • Monitor service providers and contractors
    • Recognize inexperience, carelessness, corner-cutting
  • General grounds maintenance including keeping all walkways and stairs clean
  • Gardening upkeep to supplement weekly groundskeeper such as caring for potted plants and additional watering during warmer months
  • Daily walk-through of property to confirm compliance with safety, cleanliness and property appearance standards
  • Daily cleaning of two laundry rooms and common areas
  • Monitor pool (pool maintained by pool service)
  • Monitor automatic sprinklers (landscaping is maintained by gardening service)

Work Schedule

Approximately 30 flexible hours a week, 2 days off second, third, fourth weeks each month, 2 weeks annual vacation. The on-site assistant manager covers when the resident property managers are on days off and vacation. There is no leasing office so hours are flexible. Property managers have four tool/work rooms.

 

Compensation Package

Annual Salary $90,000 a year plus 2BR 1BA apartment with 300 sq. ft. deck shaded by oak and maple trees, all utilities including cell and land lines, high-speed internet, 100% employer paid health insurance, optional IRA, paid vacation and days off.

WHY DO WE SHOW EXPIRED LISTINGS?

We are looking for an experienced mobile home community management couple for our park in Macon GA.

The management side would be responsible fort the following:

  • Collections/Delinquency, this park runs at 2-0% delinquency and manager would be expected to maintain that level of collections. Under 3% delinquency earns a monthly $500 DQ bonus.
  • Occupancy- We have had a large infill project of new homes in the park and manager would be expected to largely focus on sales of the new homes with 3rd party partnered lender financing. Would require flexibility in showing homes on weekends.  Large sales commission possible with new inventory.Then maintain ideal occupancy with resident relations and collections.
  • Community appearance- Manager would be responsible for writing weekly site violations and following up accordingly to maintain appearance of community.
  • Ability to use Appfolio or have experience with similar proprietary software.
  • Update projects and Cap ex in Monday.com to assist in tracking progress and completion.
  • Submit all receipts to AP in a timely manner.
  • Maintain good resident relations and hold community events.
  • Participate in Corporate weekly teams meetings and trainings.

The maintenance side would be responsible for:

  • Seasonal community mowing, trimming, landscaping.
  • Minor plumbing repairs and metron meter installation.
  • Renovation of homes coming back into inventory as needed basis including carpentry, installing subfloor, windows, doors, seal coating roofs, exterior and interior painting, plumbing repairs.

These are both 1099 positions, the manager position will be based on 40 hour work week, and receive  $1600 bi weekly compensation plus be eligible for delinquency monthly bonus of $500 and commissions of $1500 per home sold.  The maintenance position hours would vary based on the season with more hours in mowing season and based on $20 per hour.  Brand new two bedroom home on site could be included, or RV lot.
