Managerial/Maintenance – Full Time 40 Hours A Week
Normally work hours are between, 8:00 a.m. to 5:00 p.m. Tuesday through Saturday. Hours may be adjusted as appropriate for the needs of the property.
REPORTS: To Property Supervisor/Owner
GENERAL RESPONSIBILITIES: Management of all aspects of on-site operations of an RV Park including office functions and ground maintenance on property under the supervision of the appointed management company property supervisor. The residents will live on site as a condition of employment. This position starts at $10.50 hourly plus full housing credit for a 2bd/1 ba mobile home, satellite, Wi-Fi, garbage, water and sewer included. Health benefits offered.
Basic Functions:
1. Responsible for assisting the property manager in maintaining profitability of the park by maintaining high occupancy rates at all times, in accordance with the owner’s objectives.
2. Assists property supervisor and owners with special property-related projects and administrative tasks.
3. Performs routine daily maintenance and janitorial work including but not limited to minor repairs, lawn mowing, leaf blowing, tree trimming, and maintaining vacant lots.
4. Processing applications, perform move in’s, move out’s and lot transfers, maintaining excellent record keeping.
5. Collecting rents and delinquent rents, serving 3 days, 72 hour notices, entering rents and payables into Yardi software.
6. Rules and Regulations enforcement and follow through with resident notices.
7. Be a problem solver and have good communication skills.
8. Handle any emergency that may arise on site including after hours.
Qualifications:
1. Ability to read and understand written documents in English.
2. Ability to fully and clearly communicate in English .
3. Acquire and maintain a practical knowledge of all types of labor and materials normally used for maintenance and report including respective time factors involved.
4. Ability to operate effectively office equipment and systems including phones, calculators, scanners, personal computers, security monitoring system.
5. Must have personal transportation, current driver’s license and automobile insurance coverage.
Education / Experience:
1. High school equivalency.
2. Onsite resident manager experience required.
3. Familiar with Fair Housing Laws.
4. Yardi experience a plus.
5. Electrical and plumbing experience a plus.
6. Credit check and background check performed.
