We are seeking a motivated and enthusiastic Property Manager (or couple) for a family friendly Mobile Home Community in Logansport, IN. We are looking for a manager who lives along with residents in the park (planning to stay for the long term) and possesses a strong WORK ETHIC, INTEGRITY, as well as company loyalty and a positive attitude. This position provides a manager's home and base monthly salary. Total compensation including late model doublewide home is in the 15k range annually.
REQUIREMENTS:
Work hours are part-time (approx 10-15 hours per week). These hours are not set hours and our managers are typically on-call while maintaining the flexibility to not be stuck in an office. You can easily work your life/work schedule around this manager position.
As a community manager, you will be responsible for maintaining the owner’s best interest in all areas of managing the community. Manager must know and follow all governing state statues and civil codes. Manager must be able to present themselves in a professional manner in various situations. The list below is examples of duties assigned but it is not all exclusive and duties may be subject to change.
ADDITIONAL INCOME POTENTIAL: If you're handy or are an experienced tradesman then there will be opportunity for you to make extra money on the side working in the community. We'd rather put money in the pockets of our managers than in someone else's.
Individuals must possess an attitude of self-motivation.
QUALIFICATIONS:
Must be computer literate (use of smart phone preferred)
Computer skills required (Microsoft office and basic internet experience)
Prior Project and/or Property Management experience is preferred
Ability to effectively communicate with residents, vendors, employees and supervisors
Bi-lingual a plus, but not required
Candidates must pass a background and credit check to be considered.
Overall Essential Functions of the CM:
- Rent collections
- Send statements according to policy
- Receive and post all rent/utility checks
- Follow up on delinquent accounts per policy
- Send late notices as applicable by statues
- Prepare eviction filings when necessary
- Prepare delinquency reports as required
- Community Accounts Payable
- Submit bills as required
- Code and approve according to policy
- Maintain Community Budget expectation – control expenses
- Report on budget as required
- Prepare variance reports as required
- Maintain and collect as needed proper verification of vendors including liability or workman’s comp, W-9 forms, approved bids or contracts etc.)
- Community Maintenance
- Walk/drive community daily to notate any potential concerns
- Ensure streets, dumpster areas and landscaped areas are maintained and free of liability concerns
- Ensure amenities are maintained and ready for resident use
- Maintain vacant homesites and inventory homes if applicable
- Follow comprehensive schedule detailing duties of maintenance team daily, weekly, monthly tasks to ensure that they are being maintained according to company policy.
- Protect and maintain company assets
- Create and maintain a safe working environment for team and residents
- Sales/Marketing/Advertising
- Sell new, used and foreclosed homes
- Ensure title is in proper name prior to sale
- Rent homes when applicable
- Maximize community occupancy and leased home income (when applicable)
- Advertise and Market all homes according to company policy
- Ensure daily that homes are show ready
- Have available home flyers, listing pages, community information for all prospective buyers
- Conduct Prospect questionnaire
- Show homes according to policy
- Collect prospect application and supporting documentation
- Complete credit/criminal check according to company policy
- Complete all required sale and move in documentation according to company policy
- File all residency documents according to policy
- Community Relations
- Create and maintain a positive community environment through meetings and activities
- Professional listen and resolve resident concerns
- Maintain professional interactions while enforcing community standards
- Groundskeeping
- Mowing of community land common areas
- General cleanup as needed
- Miscellaneous
- Ensure company records are handled according to policy
- Maintain computer files
- Run reports according to policy
- Additional duties as assigned by supervisor
