Mobile Home Community Management Team - Corpus Christi, TX

We are looking for an Experienced MHC Management Team, who has an RV or portable trailer for temporary housing untill one of our park owned homes is rehabbed and available for onsite living. 

Osprey Management has an immediate opening for a Hardworking, Outgoing Team or Couple at one of our mobile home communities in Corpus Christi, TX. The ideal MHC Management Team would have strong multitasking abilities and a minimum of 2+ years property management and customer service experience as well as general maintenance knowledge. This property has a pool, lots of grass and large trees with several improvement projects already approved.

GENERAL RESPONSIBILITIES OF THE MHC MANAGEMENT TEAM INCLUDE:

ON-SITE PROPERT  MANAGER:

• Respond to resident inquiries and resolve resident complaints.
• Receive payments from residents.
• Become familiar with property management software.
• Prepare or renew the leases for residential lots.
• Prepare and deliver late notices and perform the legal filing process.
• Patrol communities regularly and maintain relationships with residents.
• Oversee efforts of maintenance staff and vendors.
• Handle general office duties and maintain files.
• Enforce and maintain community rules and regulations.

MAINTENANCE MANAGER:

• Painting and repairing exterior of park-owned building(S).
• Mowing/trimming/edging/landscaping/irrigation.
• Rehabbing used homes and preparing them to be marketed.
• Blocking, leveling, setting and connecting utilities (excluding any electrical live wires that are required to be completed by licensed professional) on homes entering the community (materials and training will be provided by management).
• Tearing down and disposing of homes.
• Rodding sewers.
• Repairing water main lines.
• Replacing water heaters, furnaces, etc. in rental homes.
• Minor roofing repairs.
• Pool experience a plus
• Ability to prioritize projects to bring value to community
• Ability to work outside for most of the day and juggle multiple tasks with varying levels of priority.

MINIMUM QUALIFICATION:

• Preferred Mobile home park management experience.
• Working knowledge of Computer skills (Microsoft office) and Rent Manager a plus but not required.
• Highly organized and disciplined.
• Self-motivated, proactive and able to follow directions well.
• Excellent communications skills.
• Define and solve problems.
• Ability to effectively communicate with residents, vendors, employees and supervisors.
• Availability to work Monday – Friday and Saturday and Sunday as required. On call for emergency maintenance as needed and must be available by cell phone.
• Willing to take a slightly distressed property to the next level to bring it back to the beautiful community it can be!

The MHC Management Team must work together to accomplish tasks and be able to balance each other as necessary. The On-Site Property Manager and Maintenance Manager Team are responsible for managing operations and seeking to maximize the financial value of an assigned mobile home community. This MHC Management Team reports to the assigned Corporate Asset Manager and in a partnership, together works to improve the overall community in maintenance, select contracted services, execute capital improvements, community and employee safety, and legal compliance as well as rent collections and home sales as needed.
