INTRODUCTION:
We are a family friendly manufactured housing community (mobile home park) in Erie, PA and we are looking for some help with management. PLEASE NOTE** This is a part-time position of 25 hours/week. It will involve time in front of a computer, time spent walking the community, time making calls or doing research -- a little bit of everything!

HOURS:
Monday - Friday, 11am - 4pm
Total of 25 scheduled hours per week. We'd like flexibility to stay longer if we are working on something or even stopping in on the weekends. Property management is generally very steady and predictable, but we have instances where something pops up on a weekend or after normal hours so we are looking for someone who isn't out of the area too often and preferably lives close by.

PAY:
This position provides a manager's home, a monthly salary, bonuses plus additional paid opportunities for repair and maintenance work in the community. Pay will be based on experience, responsibilities and, mostly, a good fit; we highly value a good fit and are extremely happy to compensate the right team very well!
Please note that this position requires that the manager to live within the park. A manager’s home is provided as part of the compensation plan. An existing part-time job is permitted as long as it doesn't interfere with your responsibilities at the park. In fact, we encourage those who have supplemental income to apply for this position.

YOU ARE A GOOD FIT IF:
1) You are an honest and reliable person.
Without this, we won't get very far. Show up on time, follow through with your word, speak up as necessary, have integrity.
2) You enjoy interaction with other people.
Not "be okay" with interacting with others, but enjoying it! We interact with each other, with tenants, with vendors, etc. and it's important to look forward to doing so! It is a people business and if you'd prefer to work a shift and not interact with others then this job probably is not for you. You must also be okay with some of the less-fun parts of the job, such as letting someone know their application was denied, knocking on doors or posting violation notices, etc. Being okay with not being friends with everyone is a big part of this job. We must be firm and fair.
3) You are comfortable using a computer and a smart phone.
We have no complicated technology tasks in our office, but being comfortable turning on a computer, opening, editing, e-mailing spreadsheets and word docs, scanning papers and joining them to create a single PDF, snapping a photo on your smart phone and e-mailing it or creating a craigslist ad with it are skills that will be continuously put into use. We are very happy to train on every single task you have here, but we will definitely appreciate this level of proficiency.
4) You are meticulously organized and love creating checklists and filing systems.
A great deal of our business is routine, systematized and highly enhanced by having an organized filing system. We do not have complicated systems in place but would love help creating new systems. Tenant files, rent collection procedures, procedures for applying for permits, etc are just a few examples of parts of the job that would thrive on checklists. If you can't stand clutter or not having a clear outline of the daily and monthly activities and are very used to checklists and/or other organizational items, then this job is for you!
5) You have any experience with property management.
There is a reason why this is listed last. This is not necessary because nothing we do here is rocket science and it all can be picked up on the job. The personal traits, to us, are much more important. Any experience would simply be helpful.
