Position Purpose:
The Self-Storage Manager & Maintenance Team maintains the daily operations of our Storage Facility. These positions requires the skills of sales and customer service on a daily basis.
***The compensation for this location is an On Site appartment PLUS Salary & Monthly Bonuses!***
General responsibilities included
Office Duties
- Greet customers with enthusiasm and professionalism.
- Assist customers in finding a storage space that will fit their needs.
- Explain and show customers the many great amenities and benefits within the facility
- Rent storage units to customers using company software on the computer.
- Explain the rental lease to customers in a knowledgeable and accurate manner.
- Answer any questions in regards to the rental lease or company policies/procedures.
- Maintain appropriate and professional phone etiquette with customers. Answer phone
- Calls while multi-tasking with computer or other duties.
- Be able to process customer payments, move-ins, move outs and transfers using company software on the computer.
- Make collection calls and send letters for delinquent accounts to maintain facility goals for delinquencies.
- Preparing auction units according to procedure and lien laws as needed.
- Handle customer inquiries or problems in a courteous, professional, and timely manner.
- Meet sales goals for insurance, merchandise, and rentals.
- Keep a till balanced and well documented. Count cash and handle money by completing close of day.
- Preparing and submitting deposits.
- Perform company policies in opening/closing the office each day.

Maintenance
- Visually inspect storage units and equipment
- Responsible for overall maintenance of storage and office facilities
- Clean space(s) as vacated, hallways, and grounds as needed
- Clean office, restrooms and common areas daily
- Maintains a neat, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
- Performs physical site inspections of facilities
- Assist in monthly lock cuts
- Painting, general carpentry, light electrical and plumbing; i.e. changing light bulbs and ballasts, unclogging drains, hasp repair/replacement
- Assist with fire tests and annual inspections
- Repairs and maintains physical structure of establishment including landscaping
- Assists in the cleaning and parking of Trucks
- A general knowledge of site management that includes customer service skills and daily operational knowledge is required.
- Performs other duties as assigned; works with minimum direct supervision; operates effectively on a team
- And additional items as needed.
Minimum Qualification:
- Possess a valid driver's license.
- Possess a high school diploma or GED.
- Demonstrated Self-Storage experience preferred.
- Be proficient in the use of a computer.
- Be able to deal with conflict and handle in a professional and calm manner.
- Be able to lift a minimum of 50 pounds.
- Be able to bend over easily in order to open unit doors, weed facility grounds, sweep, etc.
- Be able to read and understand documents including policy manual, checklists, rental leases and other rental legal forms.
- Must be able to work Saturdays as needed
- Successfully complete background check
