Position Purpose:

The office manager and maintenance manager must work together to accomplish tasks and be able to balance each other as necessary.

General responsibilities include:

Office Manager:

  • Respond to resident inquiries and resolve resident complaints.
  • Receive payments from residents.
  • Become familiar with property management software.
  • Prepare or renew the leases for residential lots.
  • Prepare and deliver late notices and perform the legal filing process.
  • Patrol communities regularly and maintain relationships with residents.
  • Oversee efforts of maintenance staff and vendors.
  • Handle general office duties and maintain files.
  • Enforce and maintain community rules and regulations.

 

Maintenance Manager:

 

  • Painting and repairing exterior of park-owned building.
  • Mowing/trimming/edging/landscaping.
  • Rehabbing used homes and preparing them to be marketed.
  • Blocking, leveling, setting and connecting utilities (excluding any electrical live wires that are required to be completed by licensed professional) on homes entering the community (materials and training will be provided by management).
  • Tearing down and disposing of homes.
  • Rodding sewers.
  • Repairing water main lines.
  • Replacing water heaters, furnaces, etc. in rental homes.
  • Minor roofing repairs.
  • Ability to work outside for most of the day and juggle multiple tasks with varying levels of priority.

 

 

Minimum Qualification:

  • Preferred Mobile home park management experience.
  • Working knowledge of Computer skills (Microsoft office).
  • Highly organized and disciplined.
  • Self-motivated, proactive and able to follow directions well.
  • Excellent communications skills.
  • Define and solve problems.
  • Ability to effectively communicate with residents, vendors, employees and supervisors.
  • Availability to work Monday – Friday and Saturday and Sunday as required. On call for emergency maintenance as needed and must be available by cell phone.
