WHY DO WE SHOW EXPIRED LISTINGS?
We are looking for a high-energy couple to help us manage a small mobile home community in North Georgia. If you can offer on-site management and maintenance, and if you can run a tight ship, you will love working with us.
The community is in a semi-rural area and is family-oriented, with lots of kids. Roads are paved and it has streetlights. All utilities are billed direct to the tenants. All we ask is that you take calls, collect rents, repair and maintain the homes, and enforce the rules.
Our current manager is a trusted partner and will help you transition.
UPDATE 7/29/16
There has been lots of interest since we placed this ad. We will be clear on compensation up front. We are offering compensation as follows:
- Base pay is $350/week, plus 50% of all collections over $15,000/month
- The 50% split will be calculated at the end of the month after all collections are in, and paid over the next 4 weeks
- If we remove the manager's house, there are 28 park-owned homes averaging $500/month. 4 homes pay lot rent at $250. We also collect payments for water that total between $1,500-$2,000/month
- If the park is run properly, the landscaping well maintained, and the homes kept at above-average quality, I strongly believe that we can average $550/month rent, which adds another $1,500 to the bottom line
- Adding up all the above, max potential collections for the park is $18,500/month
- Hitting max collection potential will result in weekly pay of $787.50. Including your home and utilities, total monthly compensation could be as high as $3,900/month
- You will be paid via W-2. Does not include health insurance
Keep in mind that this is a small community. Many of you are coming from much larger communities requiring much more work. Because our community is so small, it will be easy to maintain once you get it the way you want it.
At that point, you will be overpaid in terms of the work required. That's fine with us. We want you to love this community and stay for many years, so we will pay handsomely. Nevertheless, performance matters. We will be very strict if we have bad months, and the pay will reflect that. Your ability to keep tenants happy and the community full will determine your own success.
