An exciting opportunity based in the centre of Manchester has arisen for a customer service focused couple who are happy to live on-site and work flexible hours. This is a rare opportunity for a couple to run and effectively manage a residential site with guidance and support from the Operations Manager.
The Resident Manager couple will be primarily responsible for fostering and maintaining a friendly and professional environment for residents, prospects, service providers and contractors whilst maximizing profitability and maintaining brand standards. This includes, but is not limited to, the following:
- Business Development & Marketing (both individuals) - Conduct monthly market surveys, have an understanding of market conditions and competition, hold 'open houses', recommend rental rates to Operations Manager.
- Lettings & Administrative - Conduct viewings to prospective tenants, process resident applications, deposit and rent collection, negotiate tenancy renewals, use of property management software.
- Customer Service (both individuals) - Effective and courteous communication between residents and colleagues, organise, promote and run resident events, insure issues/service requests are dealt with within 24 hours.
- Develop & Manage Teams(both individuals) - support of new team members, interview candidates, attend and contribute to team meetings, encourage staff development and a strong customer service environment.
- General care and development of the asset - Comply with regular fire safety and health and safety standards, general property management duties such as general maintenance, cleaning and decorating, scheduled flat inspections.
Skills & Requirements
- Live "on-site"
- Excellent customer service skills
- 3-5 years experience in residential property management or related business (office administration, skilled-trade)
- Proven track records of assisting in the management of profit and loss accounts
- Proven track records in delivering successful results against sales targets
- Demonstrable experience of effective communication, both oral and written
- Intermediate skills in the use of business operating systems including Microsoft Office
- Ability to be on call for 4-5 nights per week
- Ability to work weekends and public holidays
Salary - £18,500 each + accommodation
