Management Team Job Description
Elgen Homes has an opening for a Management Team: Office Manager / Maintenance Manager at our 200-site all-ages Mobile Home Community located in Stillwater, NY. The community is well positioned in a lovely village in upstate New York and we are looking for an experienced management team to live on site and manage this large park at the base of the Adirondack Mountains. The local village of Stillwater has high rated schools and is a short drive from excellent amenities. We are currently bringing in brand new quality factory-built homes and believe in creating high-quality places for our tenants to live in clean, quiet, and safe environments. We are looking for an experienced team, competitive compensation and on-site housing provided.
Job Purpose: Office Manager
The Office Manager is responsible for the efficient management of the on-site office. Duties include collection and deposit of site (lot) rents, coordination and management of on-site maintenance staff, overseeing positive property curb appeal at all times and minimizing property operating cost to maximize NOI. To achieve these outcomes, the Office Manager is tasked with collecting and depositing site rents, enforcing leases and enforcing the Rules and Regulations within the park. The Office Manager is also responsible for issuing site violations when necessary, serving notices to residents, interacting with and scheduling for vendors, suppliers and deliveries; this position also maintains and secures the security of the park while creating optimum curb appeal for the property and its residents.
Job Purpose: Maintenance Manager
The Maintenance Manager is responsible for the curb appeal and overall condition and cleanliness of the property to include landscaping, grass mowing mowing/trimming/edging, snow removal, trash pickup, tree trimming, and any other maintenance related tasks. Maintenance is also responsible for coordinating rehabilitation of company-owned/inventory homes which includes clean-outs, general repair, painting, light electrical/plumbing/gas, roofing, air conditioning/furnace troubleshoot, and flooring (carpet/vinyl) installation. Experience with all would be ideal. Maintenance Manager oversees a maintenance team of 2-4 people.
Additional General Duties:
• Accomplishes financial objectives by collecting rents; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
• Maintains property by supervising on-site maintenance staff, ensuring optimal curb appeal, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; coordinating landscaping and snow removal services.
• Maintains building systems by contracting for maintenance services; supervising repairs.
• Secures property by establishing and enforcing precautionary policies and procedures; responding to emergencies.
• Surveys local rental rates for market comparison
• Prepares reports as needed
• Updates professional knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
• Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
