Property Management Company is seeking an energetic experienced professional team (or individual) for an on-site, full-time Apartment Manager position for an under 23-unit building in SW Seattle near South Seattle College in the Delridge district. This is a secure 3-story building with one elevator and some underground parking and laundry room.
This person will market available apartments, process rental payments through online banking and our management software, interact with residents, handle basic maintenance needs, as well as work with vendors managing larger repairs and ongoing projects.
Benefits include a monthly salary, and a newly turned 2-bedroom, 1.5-bathroom unit on the 1st floor. This position requires the employees to live onsite.
Essential duties and responsibilities include but are not limited to:
- Process rental applications and lease documents
- Update marketing ads online and help with property marketing activities
- Perform market research and generates market comparison reports
- Prepare and turn units to make available for rental
- Manage vendors as needed to update units for rent
- Prepare correspondences and notices
- Collect & process rent payments
- Effectively manage projects to keep vendors on task, on time and within agreed budget
- Maintain the community grounds & update and upgrade landscaping
- Minor repairs inside units, examples include but not limited to, replacing fixtues as needed, repairing garbage disposals, changing locks, etc.
- Troubleshooting repairs that would require professional vendors such as plumbers and electricians and working with the vendors to complete these tasks on time and within budget.
Education and Experience:
- High school diploma or equivalent is required
- Minimum of 2 years multi-family management experience preferred
Other requirements:
- Must maintain a neat and professional appearance
- Must be very punctual and have great attendance
- Must have valid Driver's License & reliable transportation
- Experience using a Microsoft Windows 10 computer and working knowledge of Word, Excel, and Outlook.
- Strong organizational and time management skills
- Ability to market, close a rental, and process rental leases.
