SUMMARY:
Under general supervision, Self Storage Managers are responsible for overseeing all aspects of the day-to-day operations of our self-storage facilities. Self Storage Management Couple will float to various storage facilities to fill in for normal days off or vacation days.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

An employee will be required to follow any other job-related instructions and to perform other job-related duties requested by the supervisor and/or manager.
· General office and clerical skills including telephone sales, record keeping, computer bookkeeping, rentals, vacates, transfers and other customer service needs.
· Collection of money from customers and daily bank deposits.
· General maintenance and upkeep of the physical appearance of the property including sweeping, weed control, painting, cleaning, minor door or building repairs, trash removal and replacement of accessible light bulbs.
· Cleaning and general upkeep of the property apartment, office and restrooms.
· Understanding and compliance with all operational policies and procedures as outlined in the Employee Policy Manual.
· Merchandise sales, inventory and supply requisitions.
· Reporting to the Home Office whenever required.
· Upkeep and care of the golf cart, tools, computer equipment and other company equipment.
QUALIFICATION REQUIREMENTS:
To perform this job successfully, both members of the Self Storage Manager Team must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the specific knowledge, skills, and/or abilities required.
EDUCATION and EXPERIENCE:
· High school diploma or general education degree (GED).
· Previous experience in a customer service related industry.
CERTIFICATES/LICENSES/REGISTRATIONS:
· Must possess a valid standard driver’s license, currently registered motor vehicle in reliable working order and insurance.
SKILLS:
· Excellent customer service skills.
· Strong interpersonal and communication skills – both written and verbal.
· Proficiency with Windows based personal computer applications.
· Ability to read and interpret instructions, documents such as rental agreements, safety rules, operating and maintenance instructions and policy manuals.
· Basic mathematical skills including the ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
· Ability to apply common sense, good judgment and offer solutions in dealing with problems.
· Must be organized, efficient and professional at all times.
· Must be reliable, honest and trustworthy.
PHYSICAL DEMANDS and WORK ENVIRONMENT:
The physical demands and working conditions described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
· Duties are performed in both an inside and outside environment where employees are regularly required to stand, walk, sit, bend, reach, stoop and climb steps.
· Employees are regularly required to perform physical activities such as sweeping, mopping, weeding and occasional lifting or moving boxes, office equipment up to 50 lbs
· Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
· Employees regularly work in both inside and outside weather conditions and may occasionally be exposed to dust or airborne particles and extreme temperatures.
· The noise level in with work environment is usually moderate
· Additional Duties included but not limited to:
· Opening doors (both man door and garage style doors)
· Visually Checking locks
· Pulling on each lock to ensure it is secure
· Sweeping, using broom/dust pan and/or blower, vacant units and hallways
· Picking up trash around facility
· Spraying weeds using a sprayer (handheld and/or attached to golf cart)
· Removing cob webs on buildings, doors, and around lights, using a brush
· Shoveling and/or using a snow blower
· Sweeping and mopping office floor
· Driving a golf cart around facility
· Driving car to bank and other facilities
· Striping parking area (once a year) with a striping machine
