Must love the rain. Park is surrounded by rain forest. Small town (population is about 3,500) has some of the best salmon, steelhead, clam and rainbow trout fishing in the USA, great hunting (elk, deer, duck), hiking, rafting, surfing and other outdoor activities. Our location is beautiful and remote 56 miles to Canada via ferry, 132 miles from Seattle, WA (as the crow flies), and 251 miles from Portland, OR.Training will be ongoing and both onsite and via telephone and internet. We have owned this property close to 9 years and have several successful systems that have streamlined traditional property management tasks. For example:
Rent Collection:Tenants make their monthly space rent deposits directly to the bank, manager does not handle money.
Applications: All applications are paid for and completed online. Owner currently determines who is allowed to move into community, manager may have to mail adverse action letters to applicants.
Evictions: Washington State has its own legal code regarding mobile homes (we have different codes and standards than apartment complexes and single family residences). When a tenant chooses to not pay their rent on time the manager issues a pay or vacate notice. Once the tenant has collected 3 notices in a 12 month consecutive period they can be brought to court on a no contest unlawful detainer (eviction). Manager travel to court ( mileage paid) and represent park if/when this occurs. Owner will train manager ahead of time on this process.
Please have..
Clean driving record.
HS Diploma or equivalent.
Own their own vehicle and auto insurance.
1+ years of property management. Sharp eye for community appearance. Ability to enforce community rules.. Good computer skills,. Some basic knowledge of mobile home construction and repair. Able to listen to tenants concerns and respond in a reasonable and professional manner.
You must walk the park on a daily basis and get to know the tenants. You are expected to notify the owners if someone has illegally moved into the park.Please note this is a part time job. Prefer someone with other primary source of income, (pension, social security, etc.). Compensation includes use of a 2 bd\ 1bd home, free internet, free trash, electricity subsidy, and free water. All together this is worth over $1200/month. This is a perfect job for someone who has managed large communities and wants a smaller, easier, park to manage. Prefer someone who likes small town living and likes the rain.
