Self Storage Facility in Lake Wales, Florida (1 hour South of Orlando; Center of State; South of Winter Haven) is looking for a professional Property Manager Team. Both members of the team need two part skills. Primarily customer service and leasing of self-storage units and general property maintenance. Managrs need to be able to comfortably speak with a mixed demographic of customers to help them feel at ease and to make the prospect of moving less stressful. The first contact during the initial phone call or in person when someone comes through the front door, is a very important part of the job, all the way through to leasing the unit, continuing on with getting to know the customer for friendly conversation when they come into the office, through collections, if necessary, and a long term relationship.
The office is very organized and has all the necessary property management computer programs which are industry speific, all management forms, and supplies for sale to make moving and storing personal or business belongings a safe and easy experience. Part two includes the maintenance of the property, from vacating and cleaning the storage units in preparation for new customers, to light handy man/woman skills, changing light bulbs, picking up papers following the afternoon breezes, to repairs to the garage style doors, landscaping maintenance, etc. Our company prides itself on three things: being extra clean, having low accounts receivables, and extra low rental conversion rates.
The office is open Monday to Saturday from 9:30 to 5:30, with extended gate hours for customer convenience. The team has Sundays off together and can work out their own schedue for a 40 hour work week. The starting salary is $55,000 per year for the combined team, plus commissions for rental units and for other facets of the business such as moving supplies sales, low accounts receivables, and extra low rental conversion rates. Housing is not included for this position, although there are rentals nearby, and there is also an RV pad on site if that would work for you.
Drivers License and Reliable transportation is required for both parties, physically fit to be able to lift up the garage doors, walk the property without assistance, good computer and office skills, including telephone etiquette and sales skills, pass a background check, and have a professional appearance. The property is posted "No Smoking." If you are a smoking person, you would neeed to have your smoke breaks out of sight of the customers (perhaps smoke in your car.) The position is available immediately. Self Storage Management experiene is not required, but it is helpful.
