We are looking for a long term management team (preferably two) to oversee the day to day operations and maintenance of the Arbor Inn Motel, RV Park and Self Storage located in Oakridge, Oregon.
Previous motel management experience with manufactured housing is a plus. A full background check, credit report and drug testing are required after your application has been accepted for consideration.
We have a well-established 14 room motel with some kitchenettes, one apartment, 28-space RV Park with restroom/shower facilities and a guest laundry. There are 6 manufactured rental homes, plus a 50 unit self-storage facility on the nearly 3 acres. The facilities are open all year round. Visiting guests can enjoy a wide range of exciting outdoor activities!
Oakridge is known as the "Mountain Bike Capital" of the Northwest. There is a State airport and an 9-hole golf course in town plus hiking, fishing, mountain biking, skiing and many other exciting adventures. Public schools through high school are located in town. Business is on City Sewer and Water.
MAJOR DUTIES (Include but not limited to) 1. Check guests in and complete all procedures, computerized, accurately. Making correct receipts for motel and customer. 2. Facilitate guest departure. 3. Taking reservations via phone, fax, email and make correct entries in the reservation system. 4. Respond to telephone queries at all hours, while maintaining a positive attitude and personally look forward to making every guest's stay pleasant. 5. Maintain spreadsheets and forward financial and operational information to the owner. 6. Ensure that guest rooms are clean and in good working order. 7. Do appropriate negotiations in order to receive best rates for the motel rooms. 8. Be accountable, responsible and make sure the guest facilities are in working order. 9. Collect and deposit on the day of collection all motel and space rents and additional fees and charges. 10. Follow-up on late/delinquent rents. 11. Issue late rent notices and initiate and attends any eviction proceedings as necessary.
RENTAL AGREEMENT AND RULES & REGULATIONS ENFORCEMENT 1. Enforce terms of Rental Agreements and all Facility rules and regulations in accordance with facility policy to ensure tenant compliance. 2. Supervise placement of RV's onto the Facility. 3. Ensure compliance with standards, facility rules and regulations, governmental codes and requirements, applicable setbacks, and RV set-up specifications. 4. Issue non-compliance notices and initiate and attend any eviction proceedings as necessary. 5. Promptly notify Owner of all outstanding non-compliance notices.
ADMINISTRATIVE DUTIES 1. Prepare monthly manager's report and maintain petty cash fund and tenant histories. 2. Maintain individual tenant files and archive records for three (3) or six (6) years as required by law and current tenant telephone list. 3. Review tenant applications, screen potential tenants, execute rental agreements and all other required documents after approval. 4. Promote and rent vacant motel, home and RV spaces. 5. Maintain and update facility inventory list with model and serial numbers of equipment. 6. Maintain and update Facility vendor/supplier lists with phone numbers and contact person(s). 7. Post and/or distribute notices to tenants as required by Owner and keep copy in applicable tenant file. 8. Purchase of goods and services. Amounts of $100.00 or more require Owner approval.
FACILITY MAINTENANCE 1. Maintain all common areas, grounds, vacant and abandoned yards/spaces, landscaping, trees, shrubs, hedges, bushes, etc. including, but not limited to mowing, fertilizing, weeding, trimming, pruning, edging and keeping clean and free of debris. 2. Maintain and clean street surfaces, paint speed bumps, and re-stripe common parking areas as needed. 3. Maintain and test all Facility equipment including vehicles, lawn mowing equipment, miscellaneous tools, etc. 4. Paint and/or repair Facility structures as necessary. 5. Maintain, clean, and keep free of debris all drains, ditches, streets, parking areas, and sidewalks and road frontage 6. Manage cleaning staff to assure motel rooms are clean and presentable. 7. Perform any other specific tasks as may be directed by management. 8. Contact and follow-up with local repair/service and maintenance contractors as directed by Owner.
QUALIFICATIONS Minimum high school diploma Experience in customer relations, hospitality along with light maintenance skills required.
REMUNERATION Housing will be provided onsite. Two weeks of paid vacation will be provided after completion of first year of service at a time agreeable to both Owner and management team. Compensation is negotiable based upon experience and housing requirements, but will be $3,000 plus per month. Potential to earn bonus payments based up increased profitability.
