Looking for a motivated and personable couple to become our Regional Property manager/maintenance team for manufactured home communities located in NC and SC. This position requires a self-starter that possess strong Ethics & Integrity, as well as company loyalty and a positive attitude. Individuals must be detail-oriented and organized.
Property Management is a full-time position and Property Maintenance is a part-time position (as-needed basis). Travel to communities required on a weekly basis.
Compensation includeds: base salary and free home rent.
Position Qualifications:
Preferred bilingual spanish
- Pass background and drug screening
- Work Hours: 9 am- 6 pm. Monday-Friday and some Saturdays and evening hours as needed. Must be flexible.
- Must have a valid Driver’s License.
- Computer Skills required.
- High level written and verbal communication skills.
- Good people skills.
- Strong track record of rent collections and lease administrations is a plus.
- Must have cell phone.
- Knowledge of Mobile Home laws is a plus.
- Must be able to physically walk the community on a daily basis.
- Experience with Rent Manager software preferred.
Property Manager Responsibilities:
- Collect and deposit rents and other fees.
- Handle delinquent accounts.
- Prepare and process tenant applications and tenant screening reports.
- Prepare and process rental agreements and other required documents after approval.
- Promote and rent vacant homes. Prepare vacant homes for releasing. Show vacant homes to potential tenants.
- Conduct move-in and move-out inspections.
- Clean homes after tenants move-out.
- Enforce terms of Rental Agreement and all community rules and regulations in accordance with company policy to ensure tenant compliance.
- Ensure compliance with home standards, government codes and requirements.
- Issue non-compliance notices and initiate and attend eviction proceedings as necessary.
- Process invoices, prepare monthly reports, maintain proper safe storage of resident files and records.
- Schedule vendors for work orders
- Prepare general property correspondence
- Maintain and update property inventory list with model and serial numbers of equipment. All tools and facility property must be listed.
- Maintain and update property vendor/supplier lists with phone numbers and contact person(s).
- Purchase supplies and services as needed. Will require manager's approval.
- Oversee Capital Improvement projects.
- Other duties as assigned.
Maintenace Responsibilities:
- Maintain all common areas, grounds, vacant and abandoned yards/homes, landscaping, trees, shrubs, hedges, etc. but not limited to mowing, weeding, pruning, edging, and keeping grounds clean and free of debris.
- Maintain clean street surfaces, paint speed bumps, and re-stripe common parking areas as needed.
- Maintain and keep free of debris all drains, streets, parking areas, road frontage.
- Maintain all facility equipment in proper working order.
- Paint and repair all facility property as needed. Power-wash Park owned homes as needed.
- Conduct quarterly home inspections.
- Conduct move-in and move-out inspections.
- Clean homes after tenants move-out.
- Input work orders and notes into Management Software.
- Enforce terms of Rental Agreement and all Facility rules and regulations in accordance with company/facility policy to ensure tenant compliance.
- Ensure compliance with home standards, government codes and requirements.
- Schedule vendors/contractors for repairs and services.
- Regularly clean sewer pumps where applicable.
- Maintain and update facility inventory list with model and serial numbers of equipment. All tools and facility property must be listed.
- Adhere to budgets set by Management.
- Maintain and update Facility vendor/supplier lists with phone numbers and contact person(s).
- Purchase supplies and services as needed. Will require manager's approval.
- Oversee Capital Improvement projects.
- Other duties as assigned.
- Be a backup for the Leasing Administrator.
