Camino Mobile Home Park in Byron, CA. is 67 space all age park with laundry facilities, a park with play equipment, additional storage for vehicles and RVs. We are a family owned and operated business looking for a couple with previous management experience in Mobile Home Parks.. Ideally you would be certified or working on certification through the Western Mobile Home Association.
Below are some of the duties required by a park manager at Camino MHP.
Office Duties
1. Collect all rents and post manually or on the computer and deposit to bank in a timely manner.
2. Balance the books by the 18th of the month.
3. Place all change orders to Park Billing by deadline.
4. Post 3/60 day notices on the 7th of each month.
5. Post all reminder and legal notices when necessary to correct resident delinquencies or regulation violations.
6. Qualify prospective residents through application process.
7. Move in and Move out Residents by preparing lease paperwork, explain community policies during Move-in process.
8. Walk property weekly for maintenance items and contact residents by phone or notice of any requests to their space site.
9. Request necessary maintenance items and capital improvements when needed.
10. Answer phones and handle resident requests and issues that may arise.
11. Maintain occupancy and fill vacancies with qualified residents, maintain rent roll, phone listing, and map showing any vacancies.
12. Manage parking area and storage rules and regulations.
12. Become knowledgeable with Title 25 Mobile Home Parks act, residency forms and file documentation.
Maintenance Duties
1. Deliver monthly rent billing to residents as well as resident notices.
2. Attend to any water/sewer related issues, flush system, make repairs, troubleshoot and contact ownership or contractor for repairs.
3.Unlock and lock laundry rooms at scheduled times and clean laundry rooms, dump trash etc.
4. Take care of odd jobs around park (assist office staff with moving items, putting items in storage, misc. maintenance requests, painting, changing gas/electric meters, putting up signs, writing up requests that require outside help.
5. Supervise move-in move-out process.
6. Park landscaping/hardscaping maintenance- mowing/blowing of all common areas, parking lot, driveways, spraying of weeds, cutting of weeds, cleaning all vacant spaces after move-out trash and maintaining landscaping. Keep up the general "curb appeal" of the community.
7. Maintain lawn equipment and shop supplies.
8. Maintain gas system, risers painted, shut offs etc. if needed.
9. Attend to emergency maintenance issues.
10. Maintain compliance with Title 25 Mobile Home Park act.
11. Maintain Trash/Recycling bins.
12. Maintain Storage areas within park.
