Looking for an on-site resident manager (Couple preferred) that has maintenance skills and some office skills for a small 36 unit 3 story non-smoking SENIOR complex.

BOTH aspects of office and regular maintenance skills required.

Manager(s) are REQUIRED to live on the premises in a designated large fully upgraded one bedroom apartment featuring granite countertops, all applicances including diswasher and garbage disposal and ceiling fans.

We will provide an office separate from your apartment, storage rooms and a work room. 40 paid hours offered per hour for the "Management Team" at $18/hour.

Skills & Abilities:

Basic skills of BUILDING MAINTENANCE (plumbing, electrical & carpentry) repairs and upkeep.

Self Motivator.

Great communication skills.

Strong organization skills.

Computer literate.

Spanish is a plus but not required.

 

Duties & Responsibilities:

Have good communication, problem solving & listening skills with exisiting & prospective senior/elderly tenants.

Be able to market, show, lease & maintain full occupancy.

Review rental applications & qualify prospective tenants.

Be familiar with 3-day notices & all necessary real estate forms (supplied).

Collect & record all rental payment promptly.

Tour the grounds daily to ensure all areas are clean & well maintained.

Ensure available aprtments are rent ready as soon as they become empty. (ie: cleaning, vacuuming and coordinating necessary vendors.)

Answer applicant phone calls & return tenant calls in a timely manner.

Prepare leases and schedule move-in & move-outs.

Enforce rules and regualtions and respond to any disturbances immediatley.

Be availabe to show apartments and tend to exisiting tenant issues.

 

Valid driver's license & safe driving record (Vehicle required. Truck preferred.) as well as good credit history & great references. (Credit & Criminal background check required, along with drug testing.)

Applicants with property management AND maintenace skills will be considered first.

This is a non-smoking building. Sorry, no pets.

 

Offering ONE 1 bedroom/1bath apartment (discounted rent), all utilities and $18/hr. (40 paid hours @ $18/ HR per week offered.)
